Lian Xiang (LX): Mr. Zaheer, thank you for joining us. You’ve shown keen interest in East Africa, particularly Uganda. What inspired your focus on this region?

Nawabzada Zaheer Khan (NZK): Thank you, Lian. Uganda is a nation of opportunity. From its natural resources to its young population and stable governance, it offers an incredible platform for responsible investment. I see a chance not just to build successful ventures but to contribute to sustainable economic development. That vision aligns closely with the ethos of Mega Pak Uganda Ltd.


LX: Let’s begin with real estate. Why do you see this as a priority?

NZK: Urbanization in Uganda is accelerating. Cities like Kampala and Entebbe are growing rapidly, creating demand for affordable housing, commercial complexes, and modern infrastructure. We want to develop real estate that meets both economic and social needs—creating communities, not just buildings.


LX: Logistics is another sector you've emphasized. What’s the strategy?

NZK: Logistics is the backbone of modern trade. Uganda, being centrally located, is a strategic gateway to Rwanda, South Sudan, and the Democratic Republic of Congo. We’re exploring warehousing, fleet networks, and smart distribution systems that can power regional commerce efficiently and reliably.


LX: Agriculture has deep roots in Uganda. What role can investors play?

NZK: Agriculture is Uganda’s heritage and future. But to unlock its full value, we need modern tools and systems—mechanized farming, sustainable practices, cold chain storage, and export facilitation. We plan to invest in agri-processing units that not only improve yield but also increase farmers' income through value addition.


LX: What opportunities exist in hospitality?

NZK: Enormous ones. Uganda is a hidden gem in tourism—wildlife, lakes, culture—it’s all here. But there’s a gap in infrastructure. We're planning to develop eco-resorts, boutique hotels, and business lodges that cater to both international tourists and the growing domestic middle class. Tourism will be one of the country’s biggest sectors in the next decade if nurtured properly.


LX: What makes your investment approach different?

NZK: We prioritize local partnerships, training, and knowledge transfer. We're not interested in quick wins. Instead, we focus on building long-term, high-impact ventures. With the support of Mega Pak Uganda Ltd, we’re combining local insight with international experience to develop projects that serve people and generate returns.


LX: What advice would you give to global investors considering Uganda?

NZK: My advice is simple—but powerful. Uganda is open, welcoming, and full of promise. International investors should not view it as a distant or uncertain market, but as a strategic destination for both short- and long-term investment.

Start by doing your research, of course—understand the dynamics of the local economy and the sectors you're interested in. But more importantly, I urge investors to visit Uganda. Spend time with its people, tour its cities and rural areas, and see the energy, ambition, and opportunities firsthand. You’ll find a crystal-clear business environment, built on transparency, hospitality, and government policies that actively support investors.

Uganda’s leadership has made it a priority to attract foreign direct investment. From streamlined company registration to tax incentives and legal protection for investors, the infrastructure for safe and profitable investment is already in place. What’s more, Ugandans are eager to collaborate—they’re open to new ideas, technologies, and partnerships.
